Our background as residential architects gives us the ability to work with you to customize an existing Hive Modular design to almost any degree, or to do a completely custom home. The decision to use an existing model with minor modifications or do a custom home is best engaged early in the process. As with any homebuilding project, late-stage modifications would involve more cost in the form of fees and time delays.
Every building site is unique and we believe that a house should be oriented to best utilize views, environmental factors and functional practicality. As part of the standard design services, we'll work with you to adapt the house orientation, views and foundation to your site and make any requested adjustments or customizations.
Yes – we can work with you to design a custom home that will fit the size of your existing foundation. We will also need to determine whether the existing foundation will be structurally stable enough for the new modules or if it needs additional reinforcing.
No – we can do flat, shed, or gabled roofs. Most of our projects to-date have been flat roofs because that is the preferred aesthetic. The roof will be engineered to local codes for your individual project.
Custom design work is performed on a basis of 15% of construction cost.
We have worked with interior designers, lighting designers, and kitchen designers in past projects and we look forward to future collaborations with landscape deigners.
Our years of experience within the prefab field have given us a specific knowledge about what works best concerning modular design and construction. We have often been approached by clients and architects with their own design, however the designs have often had to be greatly modified in order to take advantage of modular efficiencies. In general, we prefer to be the lead architect on the project while working collaboratively with the client.
We can design either an attached or detached garage for your project. However, it may not be built as a volumetric module as the garage will have a slab foundation. Garages may need to either be built by your site contractor or, in some cases, we can have the garage panelized by the factory for speedier site construction.
Yes – Although we specialize in single family homes, our architectural staff members have a background in commercial and institutional architecture as well.
