Products can be chosen from existing lines or Hive can work with clients to design and customize a home of their choice. Manufactured housing is built on a trailer chassis and is considered portable or temporary in nature. Typically constructed from light-weight metal framing, manufactured housing is less durable and versatile than modular structures. Modular houses, on the other hand, are comprised of all the same materials, techniques and standards as site construction, except that the units are assembled indoors in an efficient factory setting.
There are many different types of prefab homes – from kits of parts to panelized walls to volumetric modular. Hive Modular homes are built as a volumetric modular, meaning they are complete, 6-sided boxes. This allows for the home to be shipped as complete as possible with all electrical, plumbing, sheetrock, doors, windows, trim, flooring, etc. pre-installed at the factory.
If you choose not to have any number of standard features or components, we can provide you with discounted module pricing upon request. One caveat is that DIY projects may incur greater building inspector scrutiny as well as delay the issue of your certificate of occupancy and mortgage rollover (from construction to 30 year or eq.).
Hive Modular does not have any “models” or “showrooms”, as each of our homes are an individually built project for a specific client. However, Hive is currently putting together teams of real estate agents and contractors in Calgary and Toronto in order better provide our clients with personalized experiences.
All of Hive Modular’s homes are owned and occupied and we do not have any “model homes”. To view our completed projects, check out the "Models" section of our website.
Typically, yes. Any site where a conventionally constructed house can be built would be suitable for a Hive Modular house. Each house is set on a foundation designed to your site. Special attention should be paid to the conditions of the site with regard to crane and truck access.
Our homes are divided into 6 different lines which are based on home shape, size, and use.
- A-Line: single module
- B-Line: bar shape
- C-Line: cube shape
- M-Line: multi-family
- S-Line: small homes
- X-Line: custom homes
Hive Modular homes can be set in urban, suburban, or rural lots. Each lot varies in width, setbacks, and buildable area – so we cannot provide you with an exact answer.
Typical urban lots are around 40’ wide and are ideal for the B-Line Medium designs. Overall dimensions of our homes are provided on the overview page of each design for reference when you are looking at lots.
No. Hive Modular focuses on larger residential projects from 1000+ sq.ft. because we have found that it is not cost effective to do smaller projects when you include the costs of transportation, crane rental, and foundation that are required with modular projects.
We would be more than happy to work with you to design a small backyard office, studio, or mother-in-law suite and coordinate with a local site contractor to build it. Our architectural fees are further described in the Pricing FAQ section.
