ORDERING How do I work with Hive Modular? Our website is designed as an interactive tool to allow the customer to select the model size, appearance (modern or traditional) and siding color. Other website areas describe the ordering process and sequence of events before and during the design and construction phases. If you have a site and are prepared to move forward, please contact the staff at Hive Modular for more specific information. How can I finance my house? There are lenders that specialize in financing modular housing that we can put you in touch with. Once they are familiar with the process, most lenders treat modular housing like site built housing, although the process is often much simpler, with a very short construction schedule and far fewer draws on the loan. Hive also encourages you to ask your local lender about their policy for financing modular homes. How long does fabrication take? Once you have selected and approved a design for your home, the entire process takes approximately 16 weeks. This includes the time required to fabricate the home in the factory, approval of drawings for a permit on your end, delivery and setting of the modules and on-site button-up and finishing work after the set. A possible variable in this timeline is the approval process for zoning, building permits, design review boards and local covenants, which can vary significantly by locality. What responsibilities do I have during the process? Prior to starting we need site information from you. This includes a plat or survey showing lot boundaries, setbacks and topographical information. Photos, sketches and an idea as to where on the site you'd like to place the house are also important. With our drawings, you or your contractor will be able to acquire a building permit. In cases where a neighborhood or district review is required, Hive will supply design drawings, but you or your contractor will need to present the house project (presentation drawings, beyond typical design drawings, can be arranged for by Hive for a fee). In addition to the foundation and associated sewer and water rough-in, the contractor will perform hook-ups of plumbing, electrical and mechanical after the modules are set and complete any wall patching and finish items. Site installed elements such as decks, landscaping and garage will also be coordinated and installed by the contractor. Any equipment or finishes that you elect to delete from our standard models will be the responsibility of the owner to supply and install. |
