Design fees
Hive requires a $2000 Module deposit to begin work. This deposit is applied to the cost of the modules should the project proceed to construction. It is otherwise non-refundable.
 
Hive provides discounted pricing on lighting, plumbing fixtures, accessories or anything we offer that can be purchased through Hive.
 
All design services are billed at $125/hour.
 
Existing Hive designs
Hourly services/tasks that are typically required to complete a Hive home are listed below. This will typically amount to between 1.5-3% of the overall construction cost of your home.
 
Siting of the project, including:

Determining location on the site and orientation of the home.

Adjusting window locations or sizes for view or orientation.

Location of entry door.

Flipping plan or making modifications to existing Hive plans to accomodate siting or views.

Creating a basement or crawl-space footing and foundation plan, including:

location of egress windows (basement).

basement floor plan layout, often to include mechanical room, bathroom, bedrooms or family room.

basement reflected ceiling plan including lighting layout/electrical plan and fixture selection.

General design changes, including:

exterior finish materials selection and layout.

light fixture selection and lighting plan layout.

plumbing fixture selection

Kitchen cabinet layout and style

Appliance selection and layout .

Interior finish selections for flooring, tile wall surfaces, stair design, etc.

Garage design

Landscape design.

Custom Hive designs (X-Line)
Custom design work is performed on an hourly basis at $125/hr. Typical costs for custom design work are between 5-12% of total construction cost.
 
GENERAL COST/PRICING GUIDELINES
Delivery and set costs are not included in these prices and will vary by location and site conditions. For planning purposes, Hive homes are priced by the square foot. Baseline pricing starts at $160/SF in the Midwestern U.S. $175/SF in central Canada and $215/SF in the coastal and mountain areas, not including the costs of your land. Prices are as inclusive as possible of all costs, including site work to help the homeowner know their bottom line costs. These costs will vary by site and by owner selections and should be used only as a guideline until more detailed pricing of your individual project can be completed.
