Ownership Explained
 
LAND
The first step toward owning a Hive home is to find land on which to put it. Once you have obtained land and have determined your ability to obtain financing, contact Hive to begin. Refer to our website to determine which of the Hive models you like. If none quite suit you, we can provide custom design services (beyond the included basic design services) for an hourly fee. Hive will not commence work on a project unless land has already been purchased or purchase is imminent.
 
BASIC DESIGN
A $2000.00 non-refundable deposit is required to begin the design phase. Hive will provide you with a contract outlining our services and how and when you pay for your home. Once we have a model chosen or a preliminary design, Hive will locate the home on your site and make adjustments to the design to accommodate site conditions. We will then produce a preliminary budget made up of module costs, site costs and any fixtures or equipment you buy through Hive. Once you approve the design and the preliminary estimate, we will continue to work with you to select fixtures and finishes, create a foundation plan and ready your drawings for permit application.
 
ESTIMATING
While the design configuration proceeds, you should choose a local contractor for the completion of on-site work. When this phase of design work is complete, Hive will work with our factory and your local contractor to provide you with a final construction cost estimate that includes foundation and site prep, module costs, delivery and set costs and on-site finishing work by your local contractor. Hive requires a licensed contractor for all work relating to the site preparation, house set and completion of all items provided or specified by Hive.
 
APPROVALS
Once you approve of the estimate, Hive will work with your contractor to obtain a local building permit. At the same time, Hive will provide plans to your lender for appraisal. Once you loan is approved, and you have an approved building permit, you will sign a contract with your contractor to begin site preparation/foundation work. The first draw on your loan will be for an initial payment of 20% of the module costs to Hive and an initial payment to your contractor to begin work. Upon receiving this payment, Hive will place your order with the factory to begin construction of your modules.
 
CONSTRUCTION
As your modules are being made, your contractor will proceed with site preparation and foundation construction and a date will be set for arrival of the modules on site. Once the modules arrive and are set on your foundation, the second draw on your loan will pay for the balance of the module cost as well as further on-site work and button up and finishing work by your contractor. The third and fourth loan draws will be for the completion of on-site work including electrical and plumbing connections, HVAC installation and installation of appliances and fixtures (the owner is responsible for the purchase of appliances). When construction is completed, a certificate of occupancy is issued by your city. Your loan converts from construction to permanent and you are ready to move and begin life in your new Hive home!
